Know exactly when you can afford the next one.
Meet your Stackhold Strategist.
Plug in your real numbers — first home or fifth rental — and Stackhold tells you, in plain English, what you can borrow, what it costs, and what to do next. No spreadsheets, no jargon.
Built by an active property investor, not a Silicon Valley startup.
How much can you actually borrow?
Three fields. Five seconds. A real answer — using your market's DTI and LVR rules. Then you'll see what Stackhold unlocks when you plug in the full picture.
- NZ, AU, US rules baked in
- Stress-tested serviceability
- No tracking, no email required
Which of these is closer to you?
Stackhold works for first-home buyers and seasoned investors. Pick the page that fits — same product, different starting point.
Buying your first home
See your real borrowing power, the deposit gap, and the month you can realistically settle — before the bank charges you a pre-approval fee that expires in 60 days.
Owning 1–10 rentals
Run your whole portfolio in one live plan — tenants, expenses, lending rules and a 10-year forecast — so the next buy or sell has a real date instead of a hopeful guess.
AI that doesn't just answer — it updates your plan.
Most tools give you a chat window. Stackhold's AI writes directly into your portfolio, income, and cashflow — so your plan moves as fast as your thinking.
Yes — it fits. It lifts DTI to 6.3× (under 7× cap), portfolio LVR stays at 62%, and the new-build DTI exemption gives you headroom. Here's what I'll change:
- + Add property: Hamilton new-build · $720,000 · IO 5y
- ↻ Recalculate: DTI 5.8× → 6.3×, LVR 59% → 62%
- ! Flag: $58k short on deposit — sell unit B or defer 8 months
Product workflow preview — structured actions are always shown for approval before anything changes.
Structured actions, not just chat
The AI speaks a structured action protocol that adds, updates or removes portfolio items, incomes, expenses, tasks and checklists. Every action is previewable — you approve before anything changes.
Portfolio-aware by default
Your full context — properties, base equity, income, lending rules, selling strategy, tenant and task data — is available to the AI. It doesn't ask you to re-explain yourself.
Guardrails, not guesses
The AI enforces your deposit, LVR, DTI and stress-test rules. If a suggestion breaches a limit, it flags it loud — with an alternative.
The first property platform with a built-in strategist
Not templates. Not rules of thumb. A custom-built engine that understands your position, the law, and the market — then builds your plan.
Understands you
Stackhold knows your equity, income, expenses, and every property you own — first home or fifth rental. Your full picture, in one place.
Knows the rules
Live RBNZ, APRA, and US lending rules. DTI caps, LVR limits, new-build exemptions, stress rates — all current, all editable for any country.
Researches the market
Reads growth corridors, infrastructure projects, population trends, and yield data in the suburbs you care about. So your plan is shaped by where money actually moves.
Builds your plan
You get specific properties, exact numbers, and numbered next steps with dates. Apply with one click — your whole portfolio updates.
Other tools show you what happened. The Strategist tells you what to do.
Stop juggling tabs. Run your portfolio from one screen.
Spreadsheets break the moment you add a property. Stackhold doesn't — every change to one number updates everything else, instantly and correctly.
A spreadsheet, a notes app, and hope
- Formulas break the moment you add a property.
- Rents and rates go stale within weeks.
- No idea what one bad deal does to the others.
One live plan that updates itself
- Change one number, everything updates.
- Lending rules baked in for NZ, AU, and US.
- A real next move, with a date.
Investors using Stackhold tell us they save around six hours a month they used to spend wrangling spreadsheets, chasing rent changes, and rebuilding the same forecast.
Four jobs. One connected model.
Every screen knows every other screen. Change one number; the rest update — from tenants to cashflow to the 10-year forecast.
Model
Lending rules, cashflow, stress tests — for any country.
Live DTI, LVR and serviceability tuned to your country, with NZ / AU / US defaults built in and every rule editable for anywhere else. Add a property, change a rate, switch a loan to interest-only — the whole portfolio recalculates instantly.
Manage
Tenants, tasks, expenses, receipts, documents.
Run every property like a pro from inside the same app that models the numbers. Tenancy logs, maintenance tasks, expense ledgers with receipts, document vault and key-date reminders — all per property, all feeding your real cashflow.
Forecast
When can I afford the next one? And how do I exit?
A 10-year projection of portfolio value, rent, expenses and serviceability — with auto-milestones for your next deposit, next LVR window and next DTI headroom. Plan the sale before the entry: model proceeds, commission, released capital and recycle it into the next deal.
AI Cockpit
Your portfolio-aware copilot — writes changes, doesn't just chat.
Ask in plain English: "Add a $720k new-build at 6.2% IO for 5 years." The AI sees your full portfolio — properties, tenants, income, lending rules — writes the change into your plan, recalculates everything downstream, and flags any breach before you approve. Every screen knows every other screen.
Native rules for NZ, AU, US — editable for anywhere.
Not a US tool with other currencies bolted on. LVR, DTI, stress buffers, rent period (weekly vs monthly) and native terminology are built-in for New Zealand, Australia and the United States — and every rule is a default you can rewrite, so the same engine runs for investors in the UK, Canada, Singapore, Ireland, the UAE, or anywhere you own a door.

Investing somewhere else?
Every lending rule, stress buffer, tax convention and rent period in Stackhold is an editable default. Plug in your bank's LVR cap, your country's DTI or DSCR, your stress-test rate and your currency — the engine recalculates the whole portfolio the same way it would for NZ, AU or US. One cockpit, every jurisdiction.
Built by an investor, used by first-home buyers and seasoned landlords.
Early users are using Stackhold to replace brittle spreadsheets with one live plan for property, cashflow, lending rules and next-move planning.

"The 10-year projection told me exactly when my next deposit would land. I bought with conviction instead of hoping."
"I asked the AI to restructure my portfolio for cashflow, it updated the app live. Saved me two hours of modelling."

Frequently asked
Is Stackhold financial advice?
No. Stackhold is a planning and modelling tool. The numbers and rules reflect typical lender behaviour and public regulatory guidance, but every deal depends on your broker, bank, accountant and lawyer. Always take licensed advice before acting.
Do I need to pay to start?
No. The Basic plan is free forever and covers the full app — portfolio, cashflow, multi-market rules, property management and personal finances — including AI: 5 Cockpit messages and 1 Stackhold Strategy run every month. Pro raises those AI quotas (500 messages and 30 Strategy runs / month) and adds priority support. You can upgrade any time inside the app.
How accurate are the lending rules?
We ship sensible defaults — NZ 65% investor LVR, AU 70%, US 43% payment-based DTI, plus stress-test buffers — and you can edit every rule per country. If your bank uses different thresholds, just change them and the whole engine recalculates.
Can I really manage tenants and documents in here?
Yes. Each property has its own admin space — tenancies (with start/end dates, bond, rent reviews), tasks and inspections, an expense log with optional receipts, a document vault for contracts and certificates, and key-date reminders. Stackhold isn't a tenancy-platform replacement (we don't collect rent), but for self-managers it removes the spreadsheet-and-sticky-note layer entirely.
Does it use my personal finances too?
Yes. You add your income sources, monthly and annual expenses, and your liquid cash. The engine uses these to compute real serviceability, deposit-readiness and DTI — so when it tells you the next-buy date, that number reflects your actual cashflow, not just the rentals.
